The Sharp Building Sold Jointly by HWBC & Knight Frank for Over €56.3M

The Sharp Building on Hogan Place, Dublin 2 has been sold jointly by HWBC and Knight Frank on behalf of McGarrell Reilly Group.

The property comprises a new 6-storey over basement Grade A office building extending to approximately 47,500 sq. ft. including a ground floor cafe unit extending to 2,250 sq. ft. and benefits from a high car parking provision with 40 secure spaces, 56 bicycle spaces and clubhouse standard shower and changing amenities located at basement level.

The Sharp Building was developed by McGarrell Reilly on the site of their previous Hogan Place development and occupies a high-profile corner location at the junction of Hogan Place and Harmony Row. The building designed by Gary O’Hare of KMD Architects has transformed the streetscape and features a striking contemporary glazed facade incorporating limestone and brick, a generous feature entrance reception together with impressive views from the fourth and fifth floor terraces. The building also secured top sustainability and connectivity credentials including LEED Platinum, BER A3 and WiredScore Platinum certification.

The Sharp Building which completed in Q1 2018 was pre-let by HWBC and Knight Frank as the new HQ building to Perrigo, a leading global healthcare provider at a rent of €55 per sq. ft. The coffee shop is let to Art Of Coffee at a rent of approximately €25 per sq. ft.

The Sharp Building has been purchased for over €56.3 million by the global real estate division of Credit Suisse asset management for an institutional investor. Patrick Campion of our Investment department acted for the vendor.

The developer, McGarrell Reilly have successfully operated for over 35 years with previous developments and refurbishments including the Iveagh Court Complex, the Watermarque Building and the CityNorth Campus on the M1 motorway. They are currently developing the iconic mixed use Charlemont Square scheme, which when completed will include two new Grade A office buildings and a mix of one, two and three bedroom contemporary apartments. A new public square forms the focal point for the development and will contain a range of retail and restaurant facilities to compliment the scheme.
