HWBC Property Health Check


The HWBC Recovery Team is uniquely placed to undertake a quick initial health check on any commercial property, regardless of the problems and without commitment. This process involves providing our preliminary recommendations on how to immediately stabilize a troubled asset and providing an outline blueprint for the recovery of the property to optimum health. We would typically provide a confidential informal audit of existing property advice, an assessment of current development proposals, recommendations in respect of possible value engineering exercises to be undertaken and a reassessment of market demand for the proposed development product in the current climate.
Formulating and Implementing The Recovery Plan

Once the HWBC Recovery Team has been appointed the task is then about formulating and implementing a Recovery Plan as soon as possible in conjunction with the relevant stakeholders.

The key elements of any plan will include:


  • Immediately implementing an efficient physical and financial management plan to stabilize the fabric of the asset and in the case of an income producing investment, to ensure the rent and other outgoings are collected with arrears being aggressively pursued.
  • Liaising with all of the tenants to investigate the sustainability of the existing cashflow and making recommendations to include possible lease restructures where appropriate to enhance value.
  • Devise short, medium and long term strategies to reposition the asset to achieve its full potential going forward. This would involve taking immediate decisions to maximise short term income and looking at the possible disposal of part or all of the asset and implementing the relevant agency strategies.
  • Reassessing the market demand for the property in the context of its current configuration and the proposed development strategy.
  • Liaising with the existing design team (or appointing a new one) to formulate a revised development strategy if required after undertaking a blue sky review of all options. Consideration would be given to possible refurbishment of existing buildings (if appropriate), change of use and possibly adjusting the scale / density to minimise costs in order to maximise the ultimate profit potential.
  • Liaising with financing institutions as appropriate to ensure their requirements are met to the extent permitted by current circumstances.
